We are finding that due to the unusually short supply of properties being available at this time of the year, buyer’s are being more diligent in their search if they still harbour plans to move before Christmas.

Whilst this continuing strong demand is completely out of balance with the limited choice of properties for sale, buyers still need to feel that they are getting value for money, but that doesn't mean that they won’t agree to pay the asking price if they feel that the property is priced competitively.

Two recent sales have been agreed within 48 hours of the properties being promoted for sale and in both cases very small discounts were negotiated to reflect the fact that the buyers were able to proceed quickly.

As always the benefit of operating in such close proximity to the M3 motorway, as well as main line railways stations with excellent access to London ensures our offices enjoy constant demand from both local families and those looking to relocate to the area.

In our view these market conditions will remain certainly for the next 4/6 weeks and therefore we would encourage potential sellers not to assume that the market for 2012 has ended just yet.
