As a landlord, it has always been important to get professional advice but with so much new legislation, it is even more important to get the right advice.
For example, did you know that if you haven’t given your tenant a copy of the latest gas safety certificate you can’t serve them notice if you need the property back? And if you have taken a deposit from a tenant and not protected that deposit correctly, then the tenant is entitled to three times the amount of the deposit as compensation?
It is this sort of thing that can catch out a landlord that has not done their homework, this is where having a knowledgeable agent is imperative.
It doesn’t matter why you are renting out your property, you still need to get the right advice. If it is an investment property then you need to know about the new stamp duty implications, or if you have inherited a property that you want to let out, you need to know about the gas and electrical regulations. For example if the property has an open fire or a wood burning stove you will need to provide a CO2 detector.
