The New Year market is always a little difficult to predict and it needs a few weeks to 'get going' to enable agents to start to understand how business is developing.
At Mackenzie Smith, we found that very high activity levels experienced in the first half of January were not necessarily converting into action from would-be buyers and sellers; however, as we have moved through the month that activity is now being matched by commitment from buyers.
Although there is still a shortage of property coming to the market, buyers are not anticipating values increasing and therefore accurate valuation advice and pricing is even more important than say this time last year. We are predicting a busy but stable market, particularly in the first half of the year.
We have a number of new homes sites due for release this year in Fleet, Odiham and Farnborough and more details will be available via our website. Our Lettings Department is also extremely busy and predict a similarly busy period. Our Land Department has had a very successful year with a large number of sites secured either with planning or sold subject to consent being achieved and we continue to seek out land for our extensive database of developers.
